Modern hybrid house by Sander Architects
Long before prefabricated homes became the latest alternative building method, architect Whitney Sander was already crafting exciting properties, using an innovative hybrid construction method.
Based in Los Angeles County, California, Sander Architects has become a staple of the prefab home movement in America, designing and constructing ultra-modern residences that are entirely customised to meet the needs of buyers.
The firm’s unique construction technique allows owners to design the home of their dreams to suit their every need, while also benefitting from all the advantages of prefab – excellent insulation, quick assembly and a high-quality finish.

Their approach is also incredibly cost-efficient, providing lower per-foot construction fees and allowing a budget of any size to stretch much further than it would if the buyer were to use traditional building methods.
This particular project, Desert Canopy House, lies in Palm Springs, California, and like all of Sander Architects’ designs, was crafted from a prefabricated steel shell, which was expertly made in a controlled warehouse setting. Once finished, the elements of the home were transported to the site on a flatbed truck and fitted together like high-tech Lego.
Modern hybrid house by Sander Architects
Highlighting the company's customised approach, the 6,000-square-foot (557sqm) house was designed to perfectly meet the needs of the owners – as well as the extreme desert heat of Palm Springs.
The plot benefits from stunning views of the San Jacinto Mountains to the west, so Sander Architects designed a home with an enormous roof canopy, with pods tucked underneath containing the living spaces. Large sheets of glass frame the exterior view, while the roof protects from sun infiltration.
The house is divided into four separate buildings: the main living, dining, kitchen and family spaces, a private master suite to the south and two guest cottages to the north, all under one roof. This arrangement allows for open, airy breezeways between the buildings, providing greater privacy between spaces.
Modern hybrid house by Sander Architects
The building shell was also inspired by desert dwellers, including armadillos, who have multi-layer shells that protect them from extreme temperatures. The outer shell uses Sander Architects' hybrid system to support the roof canopy and is finished with Structural Insulated Panels (SIPs), which have a thick layer of Styrofoam insulation. These layers have resulted in a net-zero home, enabling homeowners to radically reduce their energy bills.
Sander Architects delivers across the United States and can create custom homes from a minimum of 2,000 square feet (610sqm). Properties can be made and assembled in a matter of weeks and are also extremely eco-friendly, thanks to the use of green materials and an airtight, highly insulated exterior shell.

Palo Alto family home by Clever Homes
Clever Homes doesn't offer a catalogue of designs. Instead, it individually creates projects using templates and systems they have developed over the years. Buyers can amend their home to suit their plot, lifestyle and budget. The company also offers four types of prefabrication; modular construction, panelised buildings, steel frame and timber frame.
Finally, you can select all of your finishes to suit your style. On average, Clever Homes properties come in at around £394 ($500) to £473 ($600) per square foot, so they are also incredibly reasonable.

Modern oak frame home by Oakwrights
With a clear idea of the home they wanted to live in, the owners began designing its initial layout. After this, they reached out to Oakwright to transform their vision into detailed drawings for their planning permission application.
The exterior combines white linear bricks and natural British cedar cladding, installed vertically with a small shadow gap for a more contemporary, Scandinavian look. As for the interior, the rooms are bright and cosy, while capturing a tranquil vibe, thanks to exposed oak beams, neutral furnishings and an array of textures.

The home also has an air source heat pump, a Mechanical Ventilation with Heat Recovery (MVHR) system, solar panels and rainwater harvesting. Plus, Oakwrights’ encapsulation panels are incredibly insulating, so the house experiences very little heat loss, even with all that glazing.

So, how could such a stunning home be created in a factory? Well, Oakwrights handmakes all of the oak beams that go into each property. They are crafted by expert carpenters in a Herefordshire workshop and, once made, can be installed on-site in a matter of days.

Bespoke oak frame package by Welsh Oak Frame
Welsh Oak Frame is an award-winning company based in Powys, Wales, but designs and builds stunning bespoke oak frame homes across the UK. This particular property is one of its finest and can be found in Essex, England.
After buying land for equestrian use some years ago, builder Anthony Goodey decided to seek permission to develop the site and build several new houses. The aim was to create a traditional farmyard scene, so the properties needed to vary in size and appearance to look authentic.
Bespoke oak frame package by Welsh Oak Frame
As well as the traditional farmhouse and a pair of farmers’ cottages, Anthony was permitted to build two barn-style homes, which he felt should be in oak frame. Anthony sourced photos of barns in Essex and Suffolk to make sure they were the right shape and proportion, with a double-height interior and a mezzanine floor that historically would have been used for storing spare parts and tools.
Anthony hired an architect to bring the homes to life and then employed Welsh Oak Frame to curate the buildings in their Welsh workshop. This one-and-a-half-storey barn home is one of the finished buildings.
Bespoke oak frame package by Welsh Oak Frame
Externally, the home features traditional clay roof tiles from France and featheredge oak weatherboarding. The barn is wrapped in structural insulated panels (SIPs), which are incredibly eco-friendly, while Celotex insulation is used above and below the attic trusses for a warm and airtight finish. Exposed oak beams give the barn-style home a rustic, authentic finish.
The property features a modern, open-plan layout with a soaring ceiling downstairs. There’s a lounge, dining area and kitchen, while the lofted level provides space for a master bedroom and ensuite bathroom.
Bespoke oak frame package by Welsh Oak Frame
Welsh Oak Frame enables buyers to pick a pre-designed model and customise it, or create their own home design that they can then bring to life.
Its oak frame packages start from just £137,500 ($175k), but a house of this size would cost around £475,000 ($603k) to build.
