A Landmarked, ’50s-Era Hollywood Hills Home Hits the Market for $2.2 Million
One of the most prolific modernist architects you’ve probably never heard of is Edward Fickett. But unlike his far more well-known midcentury peers Robert Neutra and Robert Schindler, his creations flood the city of Los Angeles in the form of Tower Records’ iconic West Coast flagship store on Sunset Boulevard, the Police Academy, and countless apartment buildings. He’s also known for crafting an astonishing 50,000 or so area residences during his career—hence his nickname, the “miracle man”—ranging from affordable tract homes for regular folks to custom digs for wealthy clients such as Charlie Chaplin and onetime L.A. Rams owner Georgia Frontiere.
The late designer’s work has nonetheless continued to gain recognition through the years, with what remains of his extensive cache of houses becoming more sought after every day for their signature open floor plans marked by exterior latticework, beamed ceilings, and light-filled spaces flowing outdoors via walls of glass. Now, one of these precious residential commodities has come onto the market in Hollywood Hills, asking a smidge under $2.2 million.

Built in 1954 and known as the Grier House after its original owners, Richard and Eileen Grier, the wood-sided abode is hidden away behind walls amid a nearly quarter-acre parcel in Beachwood Canyon overlooking picturesque views of Griffith Observatory and the downtown skyline. Meticulously restored and updated since its inception, and designated as a Los Angeles Historic-Cultural Monument in 2006, the modest post-and-beam structure was last sold in summer 2019 for $1.3 million.
A slender bamboo-laced walkway passes through a gate before emptying out at the mustard-hued front door, which opens into a little more than 1,300 square feet of two-level living space laden with clerestory windows and the previously mentioned walls of glass gracing almost every space. A combined living and dining area spills out to a wraparound deck that has steps descending to a grassy patch of lawn and a larger deck below, while an adjacent kitchen has been modernized with stainless cabinetry and countertops (watch out for those fingerprints!).
The lower level is accessible via a central spiral staircase and holds two en suite bedrooms, including one leading out to the larger deck, and another that’s been converted from a one-car garage. Per the listing held by Geoffrey Frid of Compass, the dwelling is also covered by the Mills Act, which offers significant property tax savings in exchange for preserving the historic appearance.
