Inside the New Palmilla Reserve Residences and Club in Los Cabos
Thinking about following Britney Spears and heading to Baja California? Fortem Capital and Kerzner International Holdings Limited have announced plans for a new real estate offering at a master-planned resort community in Los Cabos, Mexico. Located at the bottom of the Baja California Peninsula, Palmilla Reserve Residences & Club will be the latest addition to the $400 million Palmilla Reserve project and will bring varying home styles, a private club, and a crop of health-focused amenities to the area.
“Palmilla Reserve is the culmination of Palmilla’s storied past and an evolution that speaks to the future of wellness in Cabo,” said Brendan Wood, vice president of sales at Palmilla Reserve, in a press statement. “This is more than a real estate and club offering in Palmilla; it’s a reimagination of what it means to live fully in Los Cabos—where families can experience everything from the sandy shores of a swimmable beach and private beach club to the rugged desert and mountain landscapes, surrounded by lush greenscape and century-old cacti. Every view, every amenity, and every detail will be thoughtfully crafted not only to help residents live well but to live long and effortlessly, embracing the timeless beauty and majestic spirit of Baja.”

Future residents itching to build their own oasis can do so at Valley Estates, where custom homesites are available for purchase ranging from $800,000 to $2 million. For upwards of $3 million, there’s also the option of scooping up a half-floor condo or a full-floor luxury penthouse at the nearby Mountain Residences, designed by architect Alonso De Garay. Or, if you prefer a standalone residence at Palmilla’s highest point, single-family abodes at The Summit are priced between $3 million and $6 million. Either way, they all come with epic views of the surrounding mountains and Sea of Cortez. Sales are expected to launch sometime this winter.
The residences themselves will be part of the larger Palmilla community, which includes the existing One&Only Palmilla resort and the forthcoming Reserve Club. The latter will feature The Clubhouse, a central hub for member activities like swimming and racquet sports, and El Once, a brand new 11-hole, par-3 golf course. In addition, there’s also The Beach Shack, a seaside clubhouse with a member’s lounge, watersports, and dining facilities. The development is also getting a new hotel dubbed SIRO Palmilla, a sister outpost to the One&Only.
