There aren't many instances when you could potentially purchase a house for the same price, or even cheaper, than a new family car. Sometimes at a property auction there's a bargain building waiting for a new owner and bound to be noticed due to its eye-catching guide price.

In Mountain Ash there's a mid-terrace house currently listed on property portal Rightmove with a £29,000 guide price, making it at this time the cheapest house for sale in Wales.

However, with such a noticeable guide price it is surely going to be the subject of a bidding war and sell for more - but how much more? Maybe the same as a brand new Audi A6 rather than a shiny new Vauxhall Astra? With such a low guide price many people might feel a sense of trepidation pushing open the front door of this once much-loved valleys home, but actually the inside is not the structural horror show that it might have been. Yes, it needs to be treated to a full 'back to brick renovation as there are challenges to tackle, but at least it has a roof, floors and ceilings.

That's the first surprise; The second is that the house makes use of its hillside location with the accommodation inside sprawling over three storeys with the lower ground floor completely hidden from view from the front of the house. Lewis Manners, senior auctions valuer at Seel & Co says: "The auction property is a three-storey, split-levelled two bedroom mid-terrace house in Mountain Ash which is the perfect project for those looking to add value to a property."

Inside, the hallway leads to the one spacious reception room that has been created by connecting the two former reception spaces making it a hub of the home place to gather and enjoy lounging - so that's one job ticked off the 'to do' list.

There are two ways to enter the reception room - via a side door or a door at the end of the hall that then leads to the staircase which is open to the rear reception space. But they are not the only doors to find - in the far corner, under the stairs is a surprise door that leads to a staircase going down to a hidden lower floor.

At the bottom of the staircase is the lower ground floor which is a good sized space for updating into a kitchen diner with a duo of cupboards that can be incorporated into the space or at least could become a pantry. The rear door leads out onto a courtyard garden with a backdrop of stunning valley, hillside and woodland views.

"Although in need of a full renovation, this property does have uPVC windows and central heating provided by a modern combination boiler, although not tested. Situated within a short distance to local amenities and transport links, including a nearby train station offering ease of access to Cardiff, this property is an ideal investment opportunity."

The home is located near the centre of the town within easy walking distance to a national brand supermarket, local shops, cafes and pubs, and recreational facilities such as the local rugby club nearby.

In addition there are mountain trails to explore and enjoy, Aberdare offering more choice of facilities just a few miles away and the local hospital potentially providing a source of tenants should the house be bought by an investor.

Currently the cheapest house for sale in Wales listed on Rightmove is going to online auction with a guide price of £29,000 but will surely sell for more, on Tuesday, February 4 at 4pm with pre-registration through the website required. Call 029 2037 0117 to find out more.
