If you were walking down this dead end street in Cardiff you would surely just wander past this uninspiring slab of tarmac and not even notice it. What if someone stopped you in the street and said that the tarmacked plot had a value of at least £90,000 - you'd surely be amazed?

Found tucked away in the corner of a cul-de-sac next to Rhiwbina Primary School, the area is used as a handy car park and peak school drop off and pick up times but the future for it could be so much more interesting.

Even with the planning in place some people might be shocked at the £90,000 guide price, and it's just a starting point, the land is likely to sell for more depending on the number of bidders and popularity of the plot.

Head of property auctions and auctioneer at Seel & Co, Huw Edwards says: "It's extremely rare to find a premium piece of land such as this. Found in such a popular and desirable suburb in north Cardiff such as Rhiwbina it has been attracting a large amount of interest prior to the auction. The plot is directly next to a pedestrian entrance to Rhiwbina Junior school, so extremely handy for the school run."

The suburb offers a village-style of living with a vibrant High Street offering independent cafes and shops within walking distance, an engaged community, and a popular primary school that's a feeder for nearby Whitchurch High School.

Rhiwbina is also a unique part of Cardiff's history boasting a conservation area that's called Rhiwbina Garden Village, developed from 1913 onwards by the Housing Reform Company and Welsh Town Planning and Housing Trust Ltd and based upon the masterplan prepared by Raymond Unwin, one of the leading architects of the Garden City Movement.

The charming area of Rhiwbina displays the ideas of the early pioneers of Garden City design, who believed that cities could be more sustainable and equitable by combining the best aspects of town and country life including ensuring a green infrastructure with front and rear gardens and access to nature and green spaces at the core of the movement.

The Garden Village area of Rhiwbina is a highly desirable area to call home but Rhiwbina has higher average house prices than the average prices for Cardiff. According to property portal Rightmove, house prices in Rhiwbina have had an overall average of £346,504 over the last year compared to the Cardiff average of £289,702 and the Welsh average of £232,430, according to Principality Building Society.

Huw adds: "Rhiwbina has always been a highly popular and desirable area to live. It has a lovely village full of local amenities and transport links and is home to one of the most well regarded primary schools in Cardiff."

At first glance, for some people, it must look questionable that this strip of land will be able to accommodate the new house. The approved plans are for a modern two storey property briefly comprising an entrance hall, open-plan kitchen lounge diner area with separate utility, cloakroom and a separate sitting room. Upstairs there will be three bedrooms, the principal boasting an ensuite and a family bathroom. Outside there will be off-street parking for two cars, a bike parking and amenity area plus a patio and small garden to the rear.

Huw says: "This was a spare piece of land previously owned by Cardiff city council and actually sold at auction in February 2023 with no planning to the current owners. The architect has been very clever to fit this modern two-storey house into the plot. I believe the well thought out design was a contributing factor to the rare grant of planning for a new dwelling on a patch of land in this sought after area."

The approved plans can be viewed via the Cardiff planning portal reference 24/00084/FUL. The rare plot of land is going to online auction with Seel & Co via their website with a guide price of £90,000-plus.
