A tiny detached house which measures just 12ft wide and 26ft high has gone on the market for £140,000.

The unique two-bedroom property - which includes a freestanding roll top bath - is believed to be the smallest detached house in Britain.

Built in Nottingham in the early 1900s, the cosy home on a quiet street in the Eastwood area of the city has been fully renovated by the current owner, who has lived in the property for two years.

The narrow house is available for £243,000 less than the average UK detached home, which is usually priced at £383,000, and £44,000 cheaper than a standard terraced property.

It's spread over two floors, near schools and parks, and is just 10 miles from the city centre.

The property in Queens Square includes an entrance hall, two reception rooms, a kitchen and two double bedrooms.

Despite its compact size, the house still has loft space and side access to a back garden and patio area.

Estate agents Burchell Edwards say the tiny home suits first-time buyers and families. Branch manager Jasmin Moll said there had been lots of interest and several viewings since it went on the market on 16 April.

“It's a traditional 1900s building with a Victorian feel,” Moll added. “The whole width of the building is the width of the dining room which is 12ft.

“I have sold a lot of similar-sized houses but never one that was detached like this. It’s a lovely, unique property ideal for young couples or families and first-time buyers because it’s been fully modernised. The owners are selling to upsize because they need something bigger. It’s great value.”

Moll explained that regular detached properties in the area sell for anywhere between £180,000 and £240,000.

The listing on Rightmove currently states: "Situated in a central location in the heart of Eastwood, this fully modernised home is perfect for first time buyers and families alike. (It) comprises of an entrance hall, two reception rooms, kitchen, two double bedrooms and a four piece family bathroom suite.

"To the outside of the property is a well presented rear garden which is mainly laid to lawn with astroturf, a patio area and brick wall surround with gated access leading to the front of the property."
