It was only four years ago that a brand-new home in the coveted Corona del Mar enclave of Orange County’s Newport Beach, about an hour south of Los Angeles, sold for $21.25 million. Now the owner, an LLC records show is tied to Miami real estate investor Sam Herzberg, is optimistically looking to double its money, tossing the three-story beachfront residence back on the market with a hefty $42 million price tag.
Sited on a prime corner lot, across Ocean Boulevard from a secluded strip of coastline tucked into the cliffs between two of the area’s best beaches, the modern architectural-style home was designed and built on spec over three-and-a-half years by noted local architect Chris Light of C.J. Light Associates in collaboration with Van Cleve Construction and Slayman Design.

Completed in 2019, the wood and glass structure features six bedrooms and 10 baths sprawled across 9,700 square feet of “beachy minimal” living space with jaw-dropping coastline views from almost every vantage point. There’s also a particularly striking elliptical staircase that was crafted by Rami Designs and then craned in via the roof, as well as an elevator custom-made in Italy, plus a whitewashed rooftop deck that makes you feel like you’re relaxing on the Greek isle of Santorini.
Beyond the gleaming front door lies a double-height entry foyer adorned with translucent glass floor panels splayed out around the showpiece staircase hewn from marine-grade stainless steel and walnut. From there, an open-concept great room sports a fireside living room and a dining area that connects to a marble-clad kitchen decked out with a full slate of high-end Wolf, Miele, and Sub-Zero appliances. The entire space flows via glass sliders to an expansive patio hosting an alfresco dining area and a sunken fire pit lounge that are protected from prying eyes by a clipped hedge.

An office and a guest suite can also be found on the main floor, while the glass-lined primary suite on the second story comes complete with an ocean-view balcony and dual walk-in closets and baths. Elsewhere is an entertainment-ready subterranean level holding a wet bar-equipped media/game room and a climate-controlled wine cellar, along with exercise and spa facilities.
Topping off the listing, which is held by Seth Nelson of Douglas Elliman, is the exquisite Grecian-esque rooftop deck boasting a kitchen setup and a powder room paired with sweeping vistas over the Pacific.
