Fox’s Sean Hannity buys townhome next to his in Palm Beach, a few miles from Mar-a-Lago

Fox News conservative firebrand Sean Hannity has paid a recorded $14.9 million for a Palm Beach townhouse that shares a wall with one he has owned since 2021, a few miles south of President Donald Trump's Mar-a-Lago Club.

The oceanfront sale on the South End of Palm Beach was an off-market transaction recorded Jan. 27 by the Palm Beach County Clerk's office.

The purchase appears to mark the second Palm Beach County transaction within two months for Hannity. Just before Thanksgiving, he is said to have used an ownership company to buy — for a recorded $23.5 million — an ocean-to-lake estate south of Palm Beach at 1840 S. Ocean Blvd. in Manalapan. The Wall Street Journal was the first to report his involvement in the Manalapan purchase.

The Palm Beach Daily News is the first media outlet to report the townhouse sale.

The two-story townhouse that Hannity bought — No. 10 in the gated Residences at Sloan's Curve — has two bedrooms and about 5,700 square feet, according to a previous sales listing for the property.

The townhouse — addressed as 10 Sloan's Curve Drive — was sold to Hannity by former U.S. Ambassador Clifford M. Sobel and his wife, Barbara, who had bought it in February 2022 for a recorded $7.5 million, records show. Clifford Sobel was appointed by former President George W. Bush as ambassador to the Netherlands, where he served from 2001 to 2005. Former President Barack Obama named him ambassador to Brazil in 2006, and he held that position until August 2009.

Hannity bought the three-bedroom townhouse next door for a recorded $5.3 million in April 2021 and later that year earned the town's permission to remodel and expand the residence.

The Residences at Sloan’s Curve is immediately south of casino-and-resort magnate Steve Wynn’s estate. It’s about 2.7 miles from The Mar-a-Lago Club, where Hannity has visited Trump, his close friend and adviser, multiple times, according to press reports.

Glass doors in the main living area of the townhouse Hannity just bought open onto the patio of the unit’s private pool, which fronts the ocean. The townhouse has an attached two-car garage.

Sotheby's International Realty agent Fern Fodiman confirmed to the Palm Beach Daily News that she was involved in the just-recorded townhouse sale, but she declined to comment further.

Fodiman also handled both sides of the 2022 sale when the Sobels bought the townhouse, known as No. 9, according to records in the multiple listing service.

Clifford Sobel co-founded Valor Capital Group, a New York City-based venture-capital firm, where he holds the title "founding partner." The company specializes in cross-border investments, “bridging” the U.S., Brazilian and global technology markets, according to its website.

Prolific real estate investor

Hannity hosts his own show, “Hannity,” on Fox News as well as a nationally syndicated talk- radio program, “The Sean Hannity Show.” He has authored a number of best-selling books.

Hannity made headlines in early January 2024 when he said on his iHeart Radio show that he had moved his broadcasting operations from New York and begun broadcasting from “the free state of Florida.” He said the policies of the Sunshine State’s conservative political leadership were more in line with his values than those of liberal-leaning “blue” states such as New York.

A New York native, Hannity filed a notice in 2024 with the Palm Beach County Clerk declaring his Palm Beach townhouse to be his primary home.

Hannity is prolific real estate investor, according to a 2018 report by The Guardian. Citing public records, The Guardian’s report linked Hannity to ownership companies that had spent $90 million on more than 870 homes. Those sales were in Florida, Alabama, Georgia, New York, North Carolina, Texas and Vermont, according to the Guardian.

The deed recorded for townhouse No. 10 lists Hannity’s mailing address in care of Bil Lako at Henssler Financial, a wealth-management firm in Kennesaw, Georgia.

Developed in the 1980s

The Sloan’s Curve development is best known for its four multi-story condominium buildings at 2000 and 2100 S. Ocean Blvd. Less well known is the development where Hannity bought his townhouses. His two units are among 15 townhomes and seven single-family homes on a parcel north of the condo buildings.

The Sloan’s Curve development was built in the early 1980s by Sandy Weinstock with amenities that include gatehouses with 24-hour staff, community pools, a gym, a party room and six clay tennis courts.

Hannity bought his Manalapan estate through a Georgia-based trust named after the address of the 2-acre property, according to the Wall Street Journal. The deed for that sale listed Lako as trustee of the buying entity. The seller in Manalapan was a Florida limited liability company linked in courthouse records to Alden Global Capital, the investment fund controlled by Palm Beach resident Randall Smith, who is married to Barbara Stovall Smith, a real estate investor.

The Mediterranean-style estate in Manalapan was built in 1990 with 150 feet of frontage on the Intracoastal Waterway and the ocean. With eight bedrooms, the main house and its beach cabana have a total of 20,106 square feet of living space, inside and out, property records show.

Douglas Elliman Real Estate agents Gary Pohrer and Nick Malinosky acted for the seller in the Manalapan transaction. Their Elliman colleague, agent Vince Spadea, represented the Manalapan buyer, according to MLS records.

Palm Beach has been the home of several conservative media-related personalities, including Ann Coulter; the late talk-radio host Rush Limbaugh, a longtime resident; and the late Roger Ailes, former CEO of Fox News. Former New York City Mayor Rudy Giuliani, who served as Trump's lawyer during the president’s first administration and in the contentious aftermath of the November 2020 election, also owns a condominium in Palm Beach.
