Bargain £60k renovation in popular coastal town that comes with a shop inside
Not all properties are as they first appear and not all can offer you the chance to bag a bargain with an auction guide price of just £60,000. Located within the small coastal town of Amlwch on the north coast of the beautiful Isle of Anglesey.
With good road links to the centre of the island as well as along the stunning coastline, the town was once a busy port where copper was once exported all over the world, but today is home to visitors to the pretty harbour and neighbouring beaches including Bull Bay and Port Eilian.
According to website Amlwch, the town can also offer a range of outdoor activities within the vicinity including fishing at a number of scenic locations and playing a few rounds at the Bull Bay golf club or fish at various locations. Amlwch has a range of local bars and shops and hosts a local market every Friday. Within walking distance of the town's eateries, takeaways and shops as well as a stroll to the coast in the opposite direction, is a double-fronted terrace house that is an intriguing auction offering.
Located next to the local pub the house is definitely convenient for a quick pint before last orders are called, and the community shop and Tandoori restaurant and takeaway opposite, as well as a beautician, are all facilities literally on the doorstep.
But it's the space on offer inside that arguably makes the house offer more than you might expect - including the integrated shop at the front of the building. Use google street view to go back in time to 2009, the first time the property appears on google maps, and even then this area within the house was not being used as a shop.
But the cottage can surprise even more with the amount of additional space it offers inside because the building is as deep as it is wide. Pushing open the front door reveals a pretty standard, traditional two-up, two-down room formation, with the lounge to the left of the central hall and the shop to the right.
The lounge is spacious with ceiling beams, a fireplace and light coming in at both ends via a window and doors to a conservatory and offers potential to become a comfortable and sociable space. On the opposite side of the hall is the shop and that is currently a storage space and needs renovating, but also has potential to be a business, subject to planning consent.
Wander through the door at the back of the shop or through the conservatory and the house just keeps on going into the rear garden. Firstly there's a sizable kitchen that, as with the rest of the property, needs attention as part of this renovation project, but has the space to create a very welcoming kitchen diner.
The accommodation keeps coming with a double bedroom, family bathroom and a rear lobby area that opens out onto a substantial rear garden, offering the chance to extend if required, as well as a few cute stone outbuildings, one of which was probably once an outside toilet block.
One explanation for the lower than maybe expected guide price is in the garden, which is a good size but does include a management plan in place for the treatment of Japanese Knotweed.
Also outside is an external staircase to the first floor, which can also be accessed via an internal staircase nestled between the lounge and the shop. Up on this level there's more surprising space, with the principal bedroom boasting a dressing room as well as an ensuite, plus two more double bedrooms and a shower room.
Arguably the shop and the rear principal bedroom are the areas of the cottage that require the most attention, with the agent stating that in the dressing room 'the floor is not sound in this room and access is strictly for professionals'.
The house and shop are going to online auction, unless sold or withdrawn prior, with a guide price of £60,000. Call All Wales Auction, Llangefni on 01248 753939 and Williams & Goodwin on 01248 751000 to find out more.
