5 Best Northeast Cities for Retirees To Buy a Home in 2025
The Northeast region has an alluring appeal with beautiful landscapes, significant historical sites, cultural diversity, energetic cities and four seasons. From Boston’s striking architecture, impressive food scene and cobblestone streets to the stunning fall foliage in New Hampshire and Vermont, the Northeast has always been a popular area to visit. However, it also offers retirees several perks, such as tax breaks, endless entertainment and high-end healthcare facilities (according to a study by WalletHub).

For retirees who prefer a bustling metropolis over warm sandy beaches, here are the five best cities to buy a home in the Northeast, according to Yawar Charlie, director of estates at Christie’s International Real Estate of Southern California.
Also here are the states retirees are moving to (besides Florida and Arizona).
Portland, Maine
With its lively mix of creative flair and coastal charm, Portland is the ideal place to live.
“Picture this: cobblestone streets, fresh lobster rolls and a vibe so laid-back it practically begs you to wear comfy shoes,” Charlie said. “Portland isn’t just a foodie haven; it’s also incredibly retiree-friendly,” he added.

“The median home price is about $544,385 per Zillow — a steal compared to Boston, where the median home price is $985,000, according to Realtor.com,” Charlie explained. “One of my clients made the move here last year and loves how it feels like a permanent vacation. Plus, with Maine ranking as the safest state in the U.S., its peace of mind served with a side of stunning coastal views.”
Burlington, Vermont
Situated on Lake Champlain with a backdrop of the Green Mountains, Burlington attracts people for its year-round outdoor activities, booming arts scene, fresh farmed food and close proximity to the Canadian border. It’s a unique area not to be missed.
“For retirees who want a slice of small-town charm with a big personality, Burlington delivers. Vermont consistently ranks in the top 5 healthiest states, so you know they’re doing something right,” Charlie said.
“With a median home price of $505,000, you get postcard-worthy views and a community that genuinely cares,” he added. “One of my longtime clients, who traded L.A.’s smog for Vermont’s crisp air, says it’s the best decision they’ve ever made. Just don’t forget your snow boots — winter here doesn’t mess around.”
Lancaster, Pennsylvania
Lancaster is one of the oldest U.S. cities and ranked #72 as one of the best cities to retire by U.S. News due to the low cost of living and close community.
“Don’t let the farmland fool you — Lancaster is a retiree’s paradise in disguise,” Charlie said. “The median home price is $236,000, which means you can snag a beautiful home without dipping into your grandkids’ inheritance. I’ve had clients make the move here and rave about the slower pace and affordable living.
“And if you’re not into milking cows (no judgment), the city’s thriving cultural scene and top-notch healthcare will keep you plenty busy. Proximity to Philly is the cherry on top — because sometimes you just need a little cheesesteak in your life,” he added.
Newburyport, Massachusetts
If you’re looking for a city like Boston but without the busyness, Newburyport’s your answer. It has a dreamy historical charm and a walkable downtown with a population of just under 20,000, according to the U.S. Census Bureau.
“This seaside charmer comes with a median home price of $755,000 — yes, it’s a little bougie, but have you seen the waterfront? With a crime rate 38% lower than the national average, you’ll feel safe sipping your morning coffee at one of the adorable local cafés,” he explained.
Saratoga Springs, New York
Saratoga Springs is the perfect place to immerse yourself in upscale dining, natural beauty and unforgettable hospitality. It’s also where you can enjoy world-class golfing and of course, thoroughbred horse racing, which is what the area is known for.
“Saratoga Springs is like a fine wine — sophisticated, classic and always a good choice,” Charlie said. “The $559,561 median home price comes with low property taxes, so you can spend your savings on the good stuff (like a season pass to the Saratoga Performing Arts Center). A client of mine who made the move here swears by the mineral springs for relaxation and the lively downtown for keeping their social calendar full. It’s retirement with a side of style.”
The Northeast packs in a lot that’s enticing for retirees. Many cities in the region blend the right amount of local charm and exciting adventures that are affordable and good options for your golden years.
