This $24 Million Beachfront Home Near San Diego Is Party Ready

As soon as the electronic driveway gates swing open, there’s a tantalizing glimpse of the Pacific Ocean at 7310 Vista Del Mar Avenue in La Jolla, California.

The beachfront property, which last changed hands in May of 2022 for $11 million, had once been dubbed Villa Paradisio. It has since been comprehensively revamped, rebranded as the Whispering Sands Beach Estate, and put up for sale with a $23.8 million price tag.

The almost one-third-acre parcel, elevated about 18 feet above the beach with open views to the horizon, is unconventionally shaped in that it narrows at the back to accommodate a neighboring home. The unusual set-up obscures the view from some parts of the home, but clever space planning focuses the view on the ocean, while a towering hedge softens and hides the bulk of the neighboring home.

Though almost invisible from the street behind a high wall and secured gates, the 4,900-square-foot home stands three stories at the back, with a beach-facing covered balcony spanning the full width of the house on each floor. There are three bedrooms (and potentially two more) and five bathrooms, plus a powder room.

The home is light and bright throughout, with honey-toned wide-plank white oak floorboards, accordion-style La Cantina doors, and a bevy of high-tech creature comforts that include a Doorbird video intercom, Lutron lighting, integrated Sonos speakers, and an LTS Connect security system.

The sprawling, multilevel great room includes a spacious sitting area with built-ins on either side of the fireplace that include a couple of under-counter wine and beverage fridges. Nearby are a gleaming kitchen and two roomy dining areas, both with walls of glass that highlight the views and fold open to the outdoor entertaining areas.

On the lower floor, there’s a family room with two wall-mounted TVs and a nearby bathroom, while the top floor is devoted entirely to the principal bedroom, which offers two bathrooms—one with a soaking tub and the other with a steam shower—and two fitted dressing rooms.

Living by the beach means spending as much time outside as possible, and the newly built 2,200-square-foot entertaining pavilion is equally suited to quietly watching the sun set over the ocean with a glass of wine as it is to hosting family and friends for a raucous party. The dining and lounging areas on the lower level are kept toasty by ceiling-mounted infrared heaters; upstairs, a trellis shades a seven-person spa that is surrounded by extensive decking and a fireplace. A corkscrew staircase connects the pavilion’s two levels.

On a lower part of the yard, a swimming pool and a second spa are surrounded by fake grass, and a couple of built-in firepits are positioned near the bluff’s edge with sweeping views up and down the beach.
