This $13 Million NorCal Residence Was Designed to Maximize Ocean Views and Minimize Environmental Impact
There are few more picturesque places in California than along the Bay Area’s San Mateo Coast, and the new development of Vallemar Bluffs was created for humans and nature to live in harmony while retaining the beauty of the landscape.
Vallemar Bluffs, in the tiny, famously foggy town of Moss Beach, was one of the last remaining undeveloped blufftops in the area, known for its coastal prairie grasslands, which are home to four rare plant species. The 2.4-acre Vallemar Bluffs development, overlooking the Pacific Ocean, will contain just four homes that were designed with the local community council to ensure the protection of the land.

“The developer and builders worked closely with the Green Foothills committee to protect and restore the coastal prairie grasslands,” says listing agent Patrick Ryan of Compass. “Vallemar Bluffs is a perfect example of real estate developers working with environmental groups to create a residence that is both beautiful and environmentally responsible on the San Mateo Coast. Gray Whale House, set on about half an acre and crafted with solid cedar siding, is the first of the homes to be completed. Designed by the architecture firm Pearson Design Group and built by Verdura Construction, Gray Whale House pairs contemporary and cutting-edge architecture with thoughtful, eco-conscious design. The 5,000-square-foot home, with four bedrooms and four bathrooms spread across three levels, is built so as not to disturb the natural landscape.
A large wooden front door pivots open to the spacious open-plan great room, from which there are jaw-dropping views of the Pacific Ocean. The living room has an ample seating area and high, wood-clad ceiling windows. It spills out onto a massive terrace with an Ipe deck that appears to float above the ocean. A floor-to-ceiling bio-fuel fireplace divides the living area from the airy kitchen, which is outfitted with an array of premium appliances from Miele, Gaggenau, and Sub-Zero. A corner dining room offers picture-perfect ocean views.
The main level also houses the sumptuous primary suite, located on an oceanfront corner, and has Tadelakt plaster wall finishes and a spa-like primary bath decked out with several eco-friendly and hydrophobic features.
A floating staircase leads to the lower level, where there are three additional ensuite bedrooms along with an entertainment area that opens to an oceanview terrace. Each bedroom is designed with a neutral color palette and light textures, so the ocean views can take center stage. Gathering spaces on the lower level include a large family room area with a bar, as well as a multi-purpose room that would work well as a gym or hobby area.
Back upstairs, a lofted walkway over the great room connects to a small home office tucked above the kitchen. Finally, there is a 613-square-foot garage, solar panels, and an EV charging station.
