Having a south-facing garden could add £22,695 to the value of your house

There’s a whole host of sought-after features that can increase the value of your property.

Potential buyers look at everything from the colour of your front door to the layout of your bathroom when deciding whether your house could be their dream home.

But, there’s one feature that will add thousands of pounds to your property and it’s something you’ve either got or you haven’t got: A south-facing garden.

A new study by online estate agent Rightmove found that having a sun-trap garden could add up to 7% onto the value of your property.

If you’re lucky enough to have a south-facing garden, these houses go - on average - for £22,695 more than their not-south-facing equivalents.

Rightmove looked at data from 400,000 three and four bedroom houses in the UK to establish these figures.

The average asking price for a home with a south-facing garden was £369,365. While similar sized properties without a south-facing garden had an asking price of £346,670.

The gardens are hot property because the sun rises in the east and sets in the west, which means a south-facing garden will be basking in sun all day. Well, every sunny day; we are in the UK after all.

It’s even better news for people in Yorkshire and The Humber, who will benefit from a 14% increase on the price of their homes if they have a south-facing garden.

If you’re looking to snap up one of these sought-after homes, you better act quickly, as a house with a south-facing garden was found to sell two days quicker than others.

The problem is, if you don’t have a south-facing garden there’s not much you can do to rectify that. But, never fear, there are still some other ways you can add value to your property.
